Letting your property with Lucas Lettings

Furnished, part-furnished or unfurnished?

Generally we recommend you keep properties unfurnished as it reduces the possible maintenance issues and limits the Landlords liabilities

Unfurnished - The only item that is expected in an unfurnished property is a cooker.

Part furnished - White goods (fridge freezer, washing machine, dish washer etc), some items of furniture e.g. table & chairs, beds, sofa etc.c

Furnished - White goods, items such as sofa's beds, wardrobes, kitchen utensils, table, chairs etc.

Term of the Tenancy

Do you want the tenancy to be for 6 or 12 months, most Landlords start with a 6 month tenancy and see how it goes as it gives you the flexibility to change if you are unhappy with the Tenants etc.

Notifying interested Parties

  • You must inform your mortgage lender of your intentions
  • You must inform your insurance comapny of your intentions

Lucas Lettings Involvement

Decide how much involvement you wish to have in the letting and management of your property. Generally most Landlords tend to have the property fully managed by a Letting Agent as this minimises their involvement with the Tenants, rent collection, inspections & maintenance etc. At Lucas Lettings we can offer as much or as little help as you need, we are happy to tailor our service to meet your specific requirements.
